Miami Design District Associates and BH3 Management have finalized a joint venture to develop The Ursa, a new Class A office tower in the Miami Design District. The project will provide approximately 250,000 square feet of premium office space and 15,000 square feet of ground-floor retail.

The partners combined adjacent properties to create a single 20-story structure. This redesign expands the original concept to meet the needs of large companies seeking high-end office environments. Construction on the site is expected to start in 2027, with the building scheduled for completion in 2029.

The Ursa will feature floor plates ranging from 18,000 to 20,000 square feet. Office spaces will include 14-foot ceilings, landscaped balconies, and on-site parking. Starting on the seventh level, the building offers panoramic views of the water and the Miami skyline. An amenity deck and fitness facilities will also be available to tenants.

Arquitectonica and Arsham Studio designed the building to blend architecture with workplace functionality. The project aims to maintain a boutique feel within a walkable neighborhood while providing the scale of a major office tower. Artist Daniel Arsham will curate the art program, which includes installations on the facade and in the lobby.

Craig Robins of Miami Design District Associates stated that the project adds an iconic structure to the neighborhood. He noted that the Miami Design District has long connected design, art, culture, and commerce. Robins said the partnership creates a more inspiring way for companies to experience Miami.

Gregory Freedman, co-founder and co-CEO of BH3 Management, expressed excitement about working with Miami Design District Associates. He described the team's vision as one that created one of the country's most distinctive neighborhoods. Freedman said the firm looks forward to delivering an office environment that reflects the district's unique energy.

JLL Research reported that Miami office leasing activity in the first half of 2026 surpassed full-year totals from 2024 and 2025. This data indicates continued demand for workplaces with varied amenities in accessible locations. Across from The Ursa, the Fouquet's Miami Hotel and Residences is planned as a mixed-use development designed by David Chipperfield.
